ALTA/NSPS SURVEY

An ALTA/NSPS land title survey is a comprehensive survey designed to assess the potential risk that may arise regarding a commercial property.  The ALTA/NSPS survey has specific minimum national standards and itemized requirements that are adopted by the American Land Title Association and the National Society of Professional Surveyors.  As part of the participating party’s due diligence, definitive standards are devised from a list of items to check for possible risks and exceptions that may arise from a commercial real estate transaction.  Some of these items are but not limited to:

  • Monuments or markers that are set or recovered.

  • Observed addresses of the property.

  • Flood zone classification.

  • Gross land area.

  • Elevation details like contours, datum and benchmark utilized.

  • Zoning report

  • Building footprint dimensions, height, and square footage.

  • Parking lots & spaces, billboards, signs, swimming pools, etc.

  • Party walls and independent walls

  • Location of existing utilities

  • Owner’s names of adjoining properties

  • Evidence of construction or earth moving work

  • Access to street or right of ways

  • Wetland delineation
