TITLE SURVEY

This type of survey is highly recommended whenever a transfer of title for a property or a refinance of a dwelling occurs.  When buying a home, aside from a transfer of possession, certain rights are also conveyed from one party to another. Presented in this document are the boundaries referenced in the deed; pertinent structures such as walls, fences, buildings, etc., easements, covenants, and restrictions mentioned in the deed; and other relevant possessions and rights that are being passed on.  

 

Additionally, factors that might affect the continuity of the title are examined.  Issues like boundary line gaps, overlaps, adverse possessions, easements are investigated and reported because it will determine whether the title is clear and marketable or it is cloudy and defective.
